If I could give zero stars, I would. This has been one of the most stressful and frustrating experiences of my life. Dealing with LAND HOME FINANCIAL SERVICES, THINK TRIO, and TRIO has been a nightmare from start to finish. My main point of contact was Guy Ramey, the Vice President of Loan Servicing - Default Escalations. Aside from him, their customer service was absolutely terrible and unresponsive. I loved our loan officer, Brian and he was really the only saving grace. Having my loan serviced by land home financial has been really exhausting. Every phone call with these people has been a rollercoaster. Between failure to follow through, to inaccurate information provided by reps, I'm absolutely shocked they're in business. BEWARE! I purchased a home a year ago and went thru Land Home Financial Services. The branch manager handled my loan and he was a joy to work with. I asked and they agreed to include property taxes and insurance with my mortgage payment. My payments were based on my purchase price in regards to the tax impound. Big mistake. Craig Greenberg is truly top notch loan officer and Land Home Financial should be lucky to have him in their camp. Many lenders don't want to be bothered with doing extra paperwork for down payment assistance programs but Craig goes the extra mile and had years of experience with Land Home Financial and Wells Fargo. I had a 4 year housing journey and I am now entering my home with approximately $50k worth of equity. Land Home Financial please give Craig a raise and extra vacation time. He truly deserves it.

Called on 11/23. I spoke with 4 different representatives before I asked to speak with a manager about my current mortgage situation. The 1st associate told me they could respove my issue but wanted me to go through their service department 1st and if that was unsuccessful, then she would be willing to assist. They get the job done however, if you like deal with people with sarcasm attitude and condescending tones. Also seem to respond better to email than a quick phone call. not my favorite. Worst Mortgage Company in The country. It is impossible to make a payment online -- worst website I have ever encountered. Because you have to mail your payment every month - make sure you do so weeks ahead of due date. They will frustrate your efforts so you will be charged a late fee. (We deal with lots of mortgage companies as real estate investors and have not had this problem with any other company.....)

This company by far is a hoax and a fraud. My parents home was struck by lightening months ago and the insurance company State Farm wrote the insurance check in both my parents name and Land Home Financial's name. My parents endorsed the check and sent it to this unprofessional pool of thieves. My parents are older and I and my siblings have called and requested return calls without any follow-up till this day. My parents have been informed of so many reasons as to why they haven't sent their check. Guy Ram

Frank at the Pasadena location was able to get our refi in within three weeks and helped us get the lowest rate out there. Frank has done three refis and one new home mortgage over the past six years and has always delivered trust-worthy, quick, and problem-free loans. We are able to sign most of the docs online and just required one short in-house notary visit to finish everything up. You can't go wrong with Frank!
